Stamp duty calculator for Northern Ireland

Work out how much Stamp Duty Land Tax you'll pay on a home in Northern Ireland, whether you're a first-time buyer, moving home or buying a second property.

How it works

How stamp duty works in Northern Ireland

Northern Ireland uses UK Stamp Duty Land Tax (SDLT), the same as England. You pay it on the part of the price that falls in each band, not on the whole price.

For example, on a £245,000 home you pay nothing on the first £125,000 and 2% on the remaining £120,000, which is £2,400.

If we act on your purchase, we work out the exact figure, file the return with HMRC and pay the tax for you within the 14-day deadline.

Stamp duty questions

Yes. Northern Ireland uses UK Stamp Duty Land Tax, so the rates are the same as in England. Scotland and Wales have their own property taxes, so calculators for those countries will give the wrong figure for a home in Northern Ireland.

Not on homes costing up to £300,000. First-time buyers pay 5% on the part of the price between £300,001 and £500,000. If the price is over £500,000, the relief does not apply at all and the standard rates are used on the whole price.

If you'll own more than one home after buying, such as a buy-to-let or holiday home, you usually pay an extra 5% on every band. It doesn't apply below £40,000. If you're replacing your main home, you may not pay it, or may be able to claim it back.

The return must be filed with HMRC and the tax paid within 14 days of completion. When we act on your purchase, we deal with the return and pay the tax on your behalf from the funds you send us before completion, so nothing is missed.
